Welcome to the Rowan 222! Christy Creek Road provides easy access, and a short drive across a creek and down a country road leads to direct road frontage on the property. Although the owners aren't hunters themselves, they leased the property last year, and it has seen very little hunting pressure over time. Wildlife habitat is outstanding. Multiple creeks and water sources, thick bedding cover, mature hardwood timber, and several small hilltop openings create ideal conditions for whitetail deer and wild turkey. A few secluded clearings would make excellent food plot locations, and deer and turkey can be found throughout the property. The property is deeded as 222± acres. LandID mapping identifies an additional 50± acre section to the west that carries a federal overlay, and the Forest Service ALP map indicates this area may adjoin or overlap with the Daniel Boone National Forest. There is currently no survey on file, and buyers should verify acreage independently, but the sellers may consider assisting with survey costs as part of a strong offer.
Large tracts with this combination of size, accessibility, recreational appeal, and proximity to town simply don't come along very often.
